Dues and Assessments

The monthly dues cover both the operating expenses and contributions to the reserve fund.

Budget

The 2018 budget was approved by the Board (see PDF) at the October 2, 2017 meeting.
  • There is a dues increase for 2018 because the estimated increases in expenses exceeded the estimated descreases.
  • The list of significant increases in estimated expenses includes:
    • New Full Reserve Study (instead of just an update to the existing study)
    • Other Administrative Expenses
    • Insurance Premiums (VARIABLE by unit type)
    • Irrigation Repair & Maintenance
    • General Repair & Maintenance
    • Gutter Repair & Maintenance (VARIABLE by unit type)
  • The list of significant reductions in estimated expenses includes:
    • Grounds & Landscaping Contract
    • Plumbing Supplies/Repair & Maintenance
    • Other Supplies/Repair & Maintenance
  • The monthly transfer of money to the Reserve Fund increases from $13,909.50 to $15,300.42 per month.

Dues Increase

The 2018 dues increase varies by unit type.

  • Owners can determine their unit types using the "Exhibit A — Unit Allocations" table in the CC&Rs. An easy way to do this is to view the PDF file and search for the house number of the street address.
  • Though the dues amounts vary by unit type, for 2018, there was an almost 6.93% to 6.94% increase across all unit types because the fixed and variable portions of the dues increased in similar proportions.
