Front Door Maintenance and Replacement

There is a division of responsibilities regarding front entry doors in the Association.

Association Paint Color

The Association is responsible for the painting of the front door and the framing that surrounds it. Though most units have stained front doors, restaining front doors was deemed too costly for the Association and too time consuming for residents, because it requires that the door be removed. As such, the Association will cover the cost of repainting, not restaining, the front doors. The time for repainting is determined by the Design Review Committee (condition of door warrants attention) in conjunction with the Board (funds available). The paint used by the Association is Glidden Cinnamon Spice #GLN03.

Stain Alternative available to Owners

At the time that the Association determines that a door warrants attention, an owner may opt to have the door stained instead of painted. By filing an Architectural Variance Request, owners can have the doors stained at their own expense — paying the difference between the cost of painting versus staining. If an owner wants a door restained at a time other than stipulated by the Association, the owner may do so entirely at his own expense but must still file an Architectural Variance Request. The approved stain color for front doors is Minwax® Wood Finish™ English Chestnut #233 and McCloskey MAN O' WAR Marine Spar Varnish #6507 in a satin finish.

Wooden Replacement Door available to Owners

Though the Association maintains the front doors, owners are responsible for the replacement of them. By filing an Architectural Variance Request, an owner can get a new door installed at owner expense. The available approved replacement door is made by Jeld-Wen. The model is the Jeld-Wen Aurora Classic Fiberglass Door, Model #401, mahogany grain with cashmere finish. The glass inset at the very top is triple glazed glass "C" patina. The door can be purchased from Economy Lumber and installed by Elegant Entries:

Fiberglass Replacement Door available to Owners

A lower cost alternative to the Jeld-Wen Aurora Classic Fiberglass Door is available. The Plastpro DRG90 is also an approved model. By filing an Architectural Variance Request, an owner can get a new door installed at owner expense. The model features 9 panels with no window. As it comes unstained, it must be primed and painted with Glidden Cinnamon Spice #GLN03. The door can be purchased from Dolan's in Walnut Creek:

Door Hardware for Owners

The owner is solely responsible for the keys, locks, and other hardware that ensure proper door operation. Screen doors are also the responsibility of the owner.
