Landscaping Committee Triage List

This list is a work in progress. Only the content of Phase 1 has been decided. What locations are in the other phases will be decided at future Landscaping Committee meetings.

The committee is working to replace the existing irrigation system with drip. As part of the process, native, drought tolerant plants will be added. As all of the complex could use some improvement, the committee is dividing the complex into phases based on condition and visibility to the public (i.e., impact on property values).

The original test project was the median strip at the front entrance. The current test project is to apply the same approach used for the median strip for an area between two units.

Triage Process

  • The current test project is completed first.

  • The committee observes the health of the plants and the effectiveness of the drip / drainage system for 2 months.

  • Since the committee is happy with the results of the test project:

    • All locations start as part of Phase 4.
    • The committee accesses the condition of each location and moves it to Phase 1, Phase 2, or Phase 3.
    • The committee considers the locations by phase.
    • The committee addresses the locations one at a time with a plan for each location.
    • The normal landscaping process (as was followed for the test project) is followed for each location.
    • The money for each location is approved by the board before the work proceeds.

556 / 544-546 Kings / 538 Kings

This area has lost numerous bushes and its tree is dead. This is a three-part project.

  • Part 1 — Cagwin & Dorward — Justin Van Horne — COMPLETED

    • Cut down the existing tree.

    This work was done as part of other tree maintenance that occurred throughout the complex.

  • Part 2 — East & West Bay Stump Removal — Matthew Morgenstern — COMPLETED

    • The stumps between 548 and 556 can be ground for $250.00.
    • There are a couple of small ones around 1323 Crown and another along a walkway that would cost an additional $175.00 if done at the same time.
    • The larger one along the path that is still standing would cost an additional $150.00 if done at the same time, or $200.00 on a separate trip.
    • Matthew Morgenstern have time available on Friday (July 8).
    • The extra stumps are a couple of nasty ones on a walkway by Kris and Bill's, a stump from a dead tree by Carol's, and the hoped for stump for the cedar on the pathway. We are supposed to be having it taken out next week. We save some travel money.

    This work was done along with other stump removals throughout the complex.

  • Part 3 — Cagwin & Dorward — Javier Murillo — COMPLETED

    • Remove and dispose of stumps and roots. Regrade soil in area to remove from structures.
    • Furnish and incorporate (2) cubic yard of Soil Amendments to improve soil conditions.
    • Furnish and install plants with Slow Release Fertilizer Packets and Soil Amendments in planting pits backfill mix:
      • 3 five-gallon Coleonema 'Sunset Gold' plants
      • 1 five-gallon Callistemon 'Little John' plant
      • 2 five-gallon Loropetalum Chinensis plants
      • 2 five-gallon Green Breath of Heaven plants
      • 1 fifteen-gallon Prunus cerasifera 'Krauter Vesuvius' tree
    • Furnish and install (2) Tree Stakes and Aeration Tubes with Grate covers at new tree.
    • Furnish and install (8) cubic yards of Brown Medium-size Bark Chips, as a top dressing.
    • Cap existing sprinkler heads in area of upgrades and entire irrigation zone.
    • Furnish and install to existing valve (1) Pressure Regulator and Filter installed in a Jumbo Valve Box.
    • Furnish and install Techline In-Line Sub-Surface 0.9GPH with 12" Dripper Interval Drip Line to all areas covered by irrigation zone. Tubing to be staked down every 2-foot.
    • Furnish and install (3) downspout tie-in, two at 556 and one at 546.
    • Furnish and install (72) feet of solid Drain line to take flow from downspouts to Popup outlet drain.
    • Furnish and install (1) Pop-up Outlet drain 15-feet past back of unit 556.

    The $8,049 bid was approved at the August 10 Board meeting.

  • Committee members, Bill & Kris Moore purchased 50 one-gallon Myoporum "Putah Creek" ground cover plants from Ploughshares at a cost of $540.24 and will be reimbursed by the Association. This is less than the $1,100 price quoted by Cagwin & Dorward. The additional plants will be used to meet the 50% coverage requirement necessary to get the rebate. 30 plants will be placed in the former grass area next to 1335 Crown, and 20 plants next to 1351 Crown.

Are you guys discussing tree replacement on the lawn near our front door? How about transplanting some of the agapanthus bay side to the bare dirt lawn side? Just some thoughts. It's looking pretty bare out there.

Some of the junipers in that area have looked dead for a long time. We have tried replanting some new Junipers but did not get any good results. It is a very visible space and could use some help. Javier was going to give us a quote for the cost of at least reseeding (not re-sodding). This would likely not be a good time for new grass with only twice per week watering.

It has been suggested that this area be included in Phase 1 because it is public facing. Because its is publicly accessible, this area may be eligible for the EBMUD Watersmart Garden Grant program. If the grass is removed, the area may be eligible for the EBMUD Landscape Conversion program.

Some of the junipers in that area have looked dead for a long time. We have tried replanting some new Junipers but did not get any good results. It is a very visible space and could use some help. Javier was going to give us a quote for the cost of at least reseeding (not re-sodding). This would likely not be a good time for new grass with only twice per week watering.

A tree fell over not long ago between 1371 and 1375 Crown. Removing the stump and replacing the tree is the list of things for the HOA to accomplish when possible. The owners at 1377 Crown and 1375 purchased a number of plants last year in an attempt to improve the communal plot near the units. No one had done anything for ages to improve it and what plants were there were pretty funky from lacking proper watering. When the issue was discussed with Dave Eck, he discovered that a valve in the watering system wasn't working properly. That got repaired. Given that the plot was almost entirely in the shade previously, and that the only plants that had survived the extremely minimal care given them were Azaleas and the two small trees in the Magnolia family, the owners planted several Azaleas, several Asparagus ferns, and a couple of breath of Heaven shrubs. Dave actually did most of the planting. Now that one of the trees is gone, the plants generally are suffering from too much direct sun and require more water. So, the owners are hoping to have another tree planted — possibly another Magnolia tree. Without the old tree, the nearby unit's patio is blazing hot in the direct sunlight, and the plants are also suffering. They request that a decent size Japanese maple be planted outside and next to the fencing for the patio.

Notes
  • Our stump grinder has been busy but is scheduled to do the stump referenced in this request on May 10
  • As for planting new a new tree right there, the Association cannot do that. The stump grinder does not grind to deep for fear of hitting utilities. There may be a spot near there.
  • When a tree is planted, it will be a 15 gal container size (like the ones in the median outside the gate). It will quite some time before it will provide shade for that area.
  • Some of the plants in that area will not mind the sun. The Breath of Heaven is very happy to have sun and are fairly drought tolerant.

With regard to the communal area towards the bay side of the property, last year, the gardeners were told to thin out the bushes in that area. They removed a large shrub and left a big, ugly, bald dirt patch. That void has become a public access walkway to the shoreline path. The public walks right next the unit's living room window. They generally don't resist staring into the unit. A few plants put in that area would discourage traffic and improve its look.

The area in front of our dining room window and patio and kitchen window was stripped bare of all plants except the Bottle Brush in 1998. A few bushes were replanted under the kitchen window and the purple leaf tree at the front door. 4 bushes were put in front of the dining room window, but nothing was ever replaced in the 10 by 10 foot area in front of our patio. We placed some pots and have put bark chips with plastic underneath and in some years, mulch, but never has that area been touched by landscaping to replace what was removed in 1998.
