Solar Tube Maintenance and Replacement

A solar tube is a type of skylight used where there is space between the roof and the ceiling. It is like a normal skylight but a tube connects the dome located on the roof to the opening in the ceiling below. Solar tube maintenance and replacement are the responsibility of the Owner in accordance with Association guidelines. Owners file an Architectural Variance Request as the first step in new solar tube installation or existing solar tube replacement.

Costs

  • All costs associated with solar tube replacement are the responsibility of the Owner.

  • As documented in the May 2012 issue of The Clarion, as part of the roof replacement project, A‑One Roof Management & Construction can install a solar tube.

  • There are 3 options for cost.

    • Option 1: Flexible Tube with acrylic glass = $764.00
    • Option 2: Rigid Tunnel with bubble glass = $795.00
    • Option 3: Rigid Tunnel with flat glass acrylic dome = $933.00

Installation

  • The cost for the solar tubes include ordering, shipping, bringing them on site, storing, and staging them, and the labor to put on the roof at the correct time. If the solar tube is damaged or scratched, A‑One will handle replacement. A‑One obtains solar tubes from a local supplier, so there is no shipping delay for a replacement.

  • An A‑One-supplied-solar tube is included in the roof warranty of 10 years. If a leak is caused by their installation or a manufacturing defect in the solar tube, the Association can request repair from A‑One using the roof warranty. The solar tubes supplied by A‑One do not include UV protection.

  • For Owners who opt in, checks can be made out to A‑One Roof Management & Construction and delivered to the Treasurer. The checks will be held by the Treasurer until being handed over to A‑One. Owners will be notified by the Treasurer when the handover happens.
